Conversion brief

Join ground-floor 50 and first-floor 52 into one house.

Remove the chimney and breasts, including the steel carrying the upstairs breast.

Build a rear extension with a basement: depth, foundations, steel and underpinning all need engineering.

Open a basement doorway with a lintel; extend the front porch and replace both doors with one large entrance.

Remove internal structural walls and replace the two existing RSJ piers with an engineer-designed beam.

Later: join the two dormers into one. Upstairs and attic drawings remain out of scope for now.

Structural engineer first, no architect. The layout is already decided; every major unknown is structural.

Full Plans Building Regulations route, not a building notice.

Rear six metres becomes the kitchen behind a full-width cross wall; front stays living/dining.

Porch remains 1422mm deep and moves 1m forward; entrance is on the right side.

Full 6110mm width retained. Rear left extends across and the outside passage comes inside.

Modern scheme: walnut and gold, white marble look, 600x1200 tiles, bespoke bookcase run and large island kitchen.

Open tape checks

These are the exact points still needed before the kitchen/shell drawings can be treated as final.

Wall D: confirm the real wall length. Cabinet positions total 6200mm, but the wall is marked 6180mm - 20mm over.

Wall C: confirm whether it holds five 600mm positions or four.

Island: confirm the intended depth, currently drawn at 1156mm.

Island: confirm its position. It is currently centred.

Identify the red block shown at the Wall C doorway.

Measure the chimney footprint.

Blank shell: confirm whether the thick rear-left wall where the old extension came off stays.

Confirm whether “porches out” includes the first stretch of the 50/52 division wall.

Next steps

Complete the eight tape checks above.

Appoint a structural engineer to design the beam, underpinning, basement, extension and porch structure.

Ask the engineer before digging rear trial holes; obtain a Coal Authority report before foundation design.

Send Gateshead a pre-app query on amalgamation; the rear extension and basement need full planning in their own right.

Prepare Party Wall notices roughly two months before underpinning/excavation near the boundary.

Use Full Plans for Building Regulations, covering structure, fire separation and drainage.
